Discovery Vacancies – Building Maintenance Team Leader
The Building Maintenance Team Leader is responsible for overseeing and executing maintenance strategies to ensure all systems, particularly HVAC, operate efficiently and in line with manufacturer specifications. The role includes fault diagnosis, performance analysis, and ensuring service level agreements are consistently met across both critical and non-critical environments. This position also involves financial oversight, project coordination, contractor management, and team leadership.
Key Responsibilities
Maintenance Management
- Develop and implement preventative maintenance schedules
- Ensure all statutory maintenance requirements are completed on time
- Manage reactive maintenance and ensure SLA compliance through accurate fault finding and analysis
- Oversee condition-based maintenance to maintain system performance
Financial Management
- Assist in budgeting and expense planning
- Monitor and control costs against approved budgets
- Review and approve invoices and quotations
- Support capital expenditure planning and cost justifications
- Manage purchase order submissions
Project Management
- Oversee installations and office modifications
- Manage project timelines and ensure quality delivery
Team Leadership
- Lead, coach, and develop the maintenance team
- Assign tasks and monitor performance
- Promote skills development and uphold team values
Commissioning and Contractor Management
- Oversee commissioning of new equipment and installations
- Manage on-site contractors and ensure quality standards
- Handle work permits and ensure SLA compliance
Health and Safety Compliance
- Ensure adherence to safety standards and regulatory requirements
- Enforce proper use of PPE and safety procedures
- Oversee lockout procedures and ensure safe working practices
Data Centre Operations
- Manage change control processes and rollback plans
- Monitor system performance and maintain optimal operating conditions
Reporting
- Provide regular operational and performance reports
Work Experience
- Minimum of 5 years’ experience in HVAC maintenance
- Experience with chilled water systems and direct expansion units
- Proven experience managing a team
Advantageous Experience
- Experience working in data centre environments
- Exposure to critical HVAC systems such as chillers and computer room air conditioning units
Education
- Matric certificate
- ACCRA Level 3 certification
Advantageous Qualifications
- ACCRA Level 4 or higher
- Qualified refrigeration mechanic
Technical Skills and Knowledge
- Strong understanding of mechanical systems and HVAC operations
- Experience in installation and commissioning of equipment
- Knowledge of Building Management Systems (BMS)
- Ability to operate and program variable speed drives
- Proficiency in Microsoft Office applications
- Knowledge of water pump systems, chillers, and cooling towers
- Ability to conduct pressure testing, air and water balancing
- Ability to interpret psychrometric charts
