About the Role
The Facility Manager, Facilities is responsible for ensuring optimal performance and minimal downtime across facility operations. This role oversees all maintenance activities, infrastructure, and technical systems while ensuring a safe, compliant, and efficient working environment for all employees.
Main Purpose of the Role
- Ensure minimal operational downtime through effective preventative and corrective maintenance
- Manage all maintenance activities, breakdowns, and infrastructure within the facility
- Lead maintenance teams and oversee equipment performance
- Maintain a safe and healthy working environment in line with compliance standards
Qualifications
- Minimum NQF Level 6 qualification in Mechanical, Electrical, Plumbing, Refrigeration, HVAC, Automation, or Facilities Management
- Completed apprenticeship
Computer Skills
- Advanced proficiency in MS Office (Word, Excel, PowerPoint, Outlook)
- Experience with Building Management Systems (BMS)
- Knowledge of PLCs and facility management systems
- Familiarity with DALI systems
Job Requirements
- Minimum of 5 years’ experience in facility management and maintenance
- Experience in budgeting, preventative maintenance planning, and warranty management
- Proven experience managing vendors and service level agreements (SLAs)
- Strong technical knowledge of electrical, plumbing, HVAC, and BMS systems
- Understanding of fire protection and detection systems, including compliance standards
- Demonstrated people management skills with the ability to lead maintenance teams
- Ability to work independently and manage multiple priorities in a high-pressure environment
- Willingness to participate in standby rotations and overtime when required
- Valid driver’s license and own transport
- Strong communication skills and professional representation of the organization
- Hands-on approach with strong attention to detail
- High level of accountability, reliability, and teamwork

Preferred Skills and Competencies
- Experience managing projects of varying scale with multiple stakeholders and contractors
- Knowledge of conveyors, sortation systems, and automated equipment
- Experience in contract management and supplier agreements
- Practical plumbing experience
Key Responsibilities
- Conduct root cause analysis of equipment and system failures, providing solutions to prevent recurrence
- Coordinate with internal teams, vendors, and suppliers to schedule maintenance and minimize downtime
- Perform daily preventative maintenance checks on critical equipment
- Manage spare parts inventory, ensuring availability and accurate tracking
- Maintain up-to-date tools and equipment inventories
- Complete safety inspections in line with supplier and regulatory requirements
- Maintain detailed records of maintenance activities and service history for audit purposes
- Respond to emergencies and provide operational support when required
- Participate in standby and overtime schedules, including weekend maintenance activities
- Track daily maintenance work to identify trends and improve efficiency
- Manage attic stock and ensure proper storage and availability
- Ensure all safety documentation is updated and compliant
Additional Responsibilities
- Maintain high standards of housekeeping across facilities
- Manage ticketing systems and monitor service levels
- Review and approve maintenance team timesheets
- Conduct regular meetings with key service providers, including waste management, landscaping, cleaning services, facilities management, catering, electrical contractors, water suppliers, BMS vendors, fire protection services, and HVAC contractors
- Ensure effective coordination and performance of all service providers to support operational excellence
